Why use a broker when you are self-employed

One bank saying no does not mean every lender will

Lenders have very different rules for self-employed income. Knowing which lender fits your situation is most of the job.

📅

Trading history

Some lenders want two years of tax returns. Others will consider a shorter trading history in the right circumstances.

🧾

How income is counted

Lenders differ on which add-backs they accept, how they treat a drop in income and how they assess company or trust income.

🗂️

Getting it right first time

I work out which documents the lender needs up front, so your application goes in complete.

Here is a real example: I helped a couple whose business had been trading for less than 12 months, after a big bank had declined them. Read their story.

How lenders look at self-employed income

A plain-English overview of what lenders usually ask for and why.

Full documentation loans

Most self-employed borrowers apply with full documentation: usually your last one or two years of personal and business tax returns and notices of assessment, plus financial statements if you run a company or trust.

Lenders can often add back some expenses that reduce your taxable income but are not real costs to you, such as depreciation. Which add-backs they accept varies by lender.

Newer businesses

If you have recently started your business, many lenders will want to see more trading history first. Some will consider a shorter history, especially if you have been working in the same industry for a while before going out on your own.

Alternative documentation (low doc) loans

If your tax returns are not up to date, some lenders accept other evidence of income, such as BAS statements, business bank statements or a letter from your accountant. These loans often come with higher interest rates and lower maximum borrowing, so they are worth comparing carefully.

Getting ready to apply

  • Lodge your tax returns, and keep your BAS up to date.
  • Keep business and personal spending in separate accounts where you can.
  • Keep tax payments up to date, or have a payment plan in place.
  • Talk to me before you apply anywhere, so we approach the right lender first.

Common questions

What self-employed borrowers ask me

How long do I need to have been self-employed?

Many lenders want two years of trading history, but some will consider less in the right circumstances. It depends on your industry experience, your income and the rest of your application.

I was declined by my bank. Is it worth trying another lender?

Often, yes. Lenders have very different rules for self-employed income. A decline from one lender does not mean every lender will say no, but we should work out why it happened before applying again.

Do I need my accountant involved?

It helps. Your accountant can get your tax returns and financials ready, and some lenders accept a letter from your accountant. I am happy to work with them directly.

How much does it cost to use a broker?

Nothing for standard residential lending. Lenders pay my commission, and my credit guide explains how I am paid.
