Why use a broker for investing

Lenders treat investors very differently

Investment lending policy varies a lot between lenders. The right lender for your first investment may not be the right lender for your third.

🏦

Policy differences

Lenders differ on how much rental income they count, how they assess your other debts and how much they will lend to investors.

🧩

Structure matters

How your loans are split and secured affects your flexibility later. I set things up so your home and investments are not tangled together without reason.

📈

Planning the next one

If you plan to buy again, the lender you choose now can affect what you can borrow next time. We plan for that from the start.

Tax and structure: I can explain how different loan set-ups work, but I do not give tax advice. Talk to your accountant about the tax side of investing, and I am happy to work with them.

What to know before you buy an investment property

A plain-English overview of the main things that shape an investment loan.

Deposit, equity and LMI

Most investors buy with either a cash deposit or equity from a property they already own. Equity is the difference between what your home is worth and what you owe on it, and lenders will usually let you borrow against part of it.

If you borrow more than 80% of the property's value, most lenders charge Lenders Mortgage Insurance (LMI). Sometimes paying LMI makes sense so you can keep cash in reserve, and sometimes it does not. We can look at both options with real numbers.

Principal and interest, or interest only

With principal and interest repayments you pay the loan down over time. With interest only repayments you only pay the interest for a set period, which lowers repayments for now but means the loan does not reduce and repayments go up when the period ends.

Interest rates for investment and interest only loans are often higher than for owner-occupied loans. Which option suits you depends on your cash flow and your plans, and it is worth getting your accountant's view as well.

How lenders work out what you can borrow

Lenders look at your income, living expenses, existing debts and the expected rent. They usually only count part of the rental income, and they test your repayments at a higher rate than the one you would actually pay.

Because each lender does this differently, your borrowing power can vary a lot between lenders. Credit card limits count against you too, even if you pay them off every month.

Keeping your loans tidy

Keeping your home loan and investment loan separate, and being careful about which property secures which loan, can make it easier to sell, refinance or buy again later. Offset accounts and loan splits are useful tools when they are set up for a reason.

If you are not sure where to start, a pre-approval is a good first step so you know your budget before you start looking.

Common questions

What investors ask me

Can I use the equity in my home to buy an investment property?

Often, yes. Lenders will usually let you borrow against part of the equity in your home. How much depends on your home's value, what you owe and whether you can service the new loan.

Do I need a 20% deposit to invest?

Not always. Some lenders will lend more than 80% of the value with Lenders Mortgage Insurance. Whether that is a good idea depends on your situation, and we can compare both options.

Should I go interest only?

It depends on your cash flow and your plans. Interest only lowers repayments for a while but the loan does not reduce. I can show you the numbers both ways, and your accountant can advise on the tax side.

How much does it cost to use a broker?

Nothing for standard residential lending. Lenders pay my commission, and my credit guide explains how I am paid.
